Moisture Survey for Roof Restoration – and the Warranty That Protects It

Commercial Roof Restoration

Pre-Restoration Surveys and Manufacturer Warranty Documentation for Contractors

Whether you’re applying a fluid-applied restoration (roof coating) or installing a single-ply membrane overlay, the outcome of that project depends on one thing the finished product can’t fix: the condition of the insulation underneath. Wet insulation at the time of application is one of the most common causes of premature restoration failure, and it’s the reason manufacturers require a dry substrate as a condition of issuing a warranty.

Moisture Survey Pros provides the pre-restoration moisture surveys that confirm your substrate is ready, and delivers the certified documentation that manufacturer warranty programs often require. For many contractors, this is the same deliverable: the survey report that goes into the warranty application file.

Why Wet Insulation Makes Restoration Warranties Voidable

Fluid-applied coatings and overlay systems are designed to bond to a stable substrate. Wet insulation expands and contracts with temperature cycles, working against the new system from below. When trapped moisture evaporates, the resulting steam has no where to go and will create additional pressure within the system until it is released. The result is blistering, delamination, and failure that will appear in the same areas where moisture was present at the time of application.

Manufacturers know this. Their warranty conditions are explicit: the existing insulation must be substantially dry before installation, and in many programs, the contractor must upload documentation of a pre-installation moisture survey as part of the warranty application. Without that documentation, the warranty may be conditional, reduced, or denied entirely if a claim is ever filed.

What the Survey Delivers

  • Your Content Goes Here
  • A complete map of the roof showing the temperature differential between wet and dry areas. This is produced by drone-mounted infrared cameras that fly after civil sunset.
  • Probe testing withing anomalous areas identified in the infrared thermography to produce quantitative moisture readings.
  • Optional impedance moisture mapping on the roof system to identify and mark areas where the insulation will need to be remediated or removed.
  • Photos and data from the dates of inspection.

Using the Report for the Warranty Application

Many manufacturers that offer roof coating and overlay warranties have a specific process for warranty application that includes uploading supporting documentation. Our reports are formatted to meet the documentation standards that many of these programs require: certified thermographer credentials, equipment details, survey conditions, methodology, and findings with photographic and thermal documentation.

If your manufacturer has a specific report format or documentation checklist, contact us before the survey. We will confirm that our deliverables meet their criteria. We have experience working with commercial roofing manufacturer warranty programs and can coordinate directly with your manufacturer representative if needed.
