Why A Moisture Survey Is Step One – Before Any Contractor Gives You A Bid
Replacing a commercial roof is one of the largest capital expenditures a building owner will make. A full tear-off and replacement on a mid-sized commercial building can run well into six figures. A restoration coating (applying a waterproofing system over the existing membrane) can cost a fraction of that and add 10 to 20 years of life to the roof.
So the question is obvious: why would you replace a roof you could restore?
The answer is also obvious: because you can’t apply a restoration coating over wet insulation and expect it to hold. And without a moisture survey, you have no way to know how much of your insulation is wet.

Here’s the problem: without a moisture survey, you can’t know which scenario you’re in. A contractor who quotes you a restoration without first conducting a moisture survey is guessing — and if they guess wrong and apply a coating over wet insulation, or try to overlay a single-ply membrane over that same insulation, then the roof system will fail, and manufacturer-backed warranties often become voidable once it becomes clear that this moisture was not properly addressed.
How Wet Insulation Affects Restoration Outcomes
Restoration coatings adhere to the existing roof surface, sometimes relying on the use of a primer for certain substrate types. For this to hold over time, the substrate needs to be stable, meaning the materials beneath it need to remain dimensionally stable as temperatures change. Wet insulation is not stable. As it absorbs and releases moisture with seasonal temperature swings, it expands and contracts, working against the coating from below. In addition to this, when water evaporates as it heats up, the resulting steam will follow the path of least resistance as the pressure builds up beneath the surface. The result is bubbling, delamination, and roof system failure.
This is not a theoretical risk. It’s one of the most common reasons restoration coatings or single-ply overlays fail prematurely. And, because it’s caused by a condition that predated the coating application, it is specifically excluded from most manufacturer warranties.

The survey confirms that the substrate meets the conditions under which the warranty is valid. Without it, the warranty may be conditional, reduced, or denied outright.
